Water Off

On Tuesday, July 12th. the water for the building will be off from 9am to 4pm. We are installing a new domestic water booster pump for the building.

Fire Alarm Inspection

Our annual fire alarm inspection will be held from June 20th - June 22nd. Commercial Fire will be performing the inspection. We will need access into each unit to ensure that your fire equipment is operational. On these 3 days you will hear the horns and bells going off through out the day. If you have pet(s) you may want to secure them in another location since this is very loud.

Derby Day at The Madison

Mad Dash to Dine

Key Fobs are ready for pick up

2011 Projects for The Madison

We are excited about our future projects we have for 2011. The projects we will be doing are the following:

Replacement of water valves on the hot water heaters
Updating the access/swipe card readers
Updating the garage entrance gate access control system
Waterproofing/painting of all staircases in the building

The waterproofing/painting of all staircases has started. The week of Feb. 1st. we will begin with the replacement of the water valves on the hot water heaters.

The Madison at St. Pete II wishes each and everyone a Happy Thanksgiving. The office will be closed on Thursday and Friday and will re-open on Monday.

Don't forget about coming to our annual Thanksgiving Day Pot-Luck dinner in the clubroom. The fun and feast begins at 2:00.

Annual Meeting

Painting

Happy to report the painting of the building is done. We had several front doors begin to peel and arrangements have been made to have the painter come back to repaint.
I have received many compliments on the building and how nice it looks.

Painting Update

We are approximately 3 weeks from finishing the paint project. The painters are currently working on the Delmar Terrace side of the building along with painting of the floors beginning with the 4th. floor.

If you see any touch up painting on your balcony that needs to be addressed please contact Kim in the office at 727-896-6588.

Access Cards

We are updating our records for all access cards used for the building. If you would please contact Kim in the office (727-896-6588) and provide your access card number. The card number is on the backside beginning with 000. If your unit is currently leased please advise your tenants to contact the office with the card information requested.

On Sept. 1st. all unverified cards will be canceled from the system.

Paint Schedule for the week of May 24th.

The painters will be finishing up with the townhome side (4th. Av.S.) the week of May 17th. The painters will begin pressure washing all units that face 1st. Street South & 2nd. Street South beginning on Tuesday, May 25th.

Once the pressure washing is completed they will begin painting.

As a reminder to all, please have the following items done:

Remove all window screens
Remove all items from your balcony
Don't run your dryer while painting is being done (this will cause the lint to mark up the freshly painted walls of your balcony). If you have to do laundry make sure the walls on your balcony are dry to the touch (after 8PM should be okay)

The painters are "kicking into high gear" beginning Tuesday, April 27th. Here is what will be happening:

Painters will be everywhere inside the building and beginning on the exterior of the town homes facing 4th. Avenue South.

For Town home residents only:

Do remove all window screens facing 4th. Avenue South (if you do not remove your screens the painters are not responsible for any damage to the screens).

Interior Hallways and Doors:

Interior of all hallways will begin to be pressured washed and painting will begin on Tuesday, April 27th- Please watch your step coming outside your unit.

All front doors units will be painted. The painters will knock on your door before they begin painting your door. If you want to have your entire door painted you will need to be home to watch your door for approximately 3 hours of drying time. If you are not home your door will be painted but the inside of the frame will not.

Painting Continues

The painters are finishing up with the south side of the courtyard this week. The week of April 19th. the painters will begin the west side of the courtyard area. The projected completion date for the west side of the courtyard is Friday, April 23rd. Once this area is completed the painters will then begin with any touch-up painting required in the courtyard areas.

The office is receiving positive feed back on how nice the building is looking.

Paint Schedule for Week of March 29th.

The painters will be finishing up with the East Courtyard side on March 29th-31st. The East Courtyard balcony doors will be painted on Wednesday the 31st. Since the balcony doors open "out" you will not be required to leave your door unlocked.

All South Side Courtyard Units:
Pressure washing and painting will begin on Thursday, April 1st. Please see below things you need to do for preparation:

Due to rain the painters have not been able to come on Thursday or Friday to finish up the town homes.Weather permitting the painters will be back on Monday (3/15) for the completion of the town homes. If all goes well the painters will begin with the East side of the courtyard units on Wednesday (3/17). Once again we are asking that you remove all items from your balcony, remove your window screens and please do not use your dryer for 24 hours on the day that your balcony is being painted.

I will continue with updating everyone on the progress of the paint project.

The Painters have arrived...

The painters have arrived and are busy working on the town homes this week (3/8-3/13/).
Next week the painters will begin on the East side of the building facing the courtyard. These units are 103-403, 105-405,107-407 and 109-409. Here are some do's and don'ts for all units:

Dash to Dine

Join us Sunday, March 7th. for our monthly Dash to Dine. This month we are going to Marchand Bar & Grill located at the Vinoy Resort. Sign up sheet near the east elevator.

Exterior Painting

Monday, March 8th. the paint contractor, Wilson, Kehoe & Miller will begin setting up for exterior painting of the building. The painters are going to begin in the inside of the courtyard by the town homes.

All residents facing the courtyard will be required to remove all items from their balconies. The window screens will also need to be removed by the residents for pressure washing of the building.

Notices will be posted in the elevators for residents to be alerted to the approximate time frame your portion of the building will be done.

The project is anticipated to take 3 months for completion.

Water Off in Building

We are continuing with replacing the water valves in the garage. On Tuesday, February 9th. the water will be shut off in the building from 9AM to 3PM.

Super Bowl Party

Come join us on Sunday, February 7th. as we cheer on our favorite team for Super Bowl. The clubroom will open at 5:00 PM and kick off for the game is 6:15PM. BYOB & snack to share

Bus Terminal

The city of St. Petersburg Planning & Visioning Commission held a meeting yesterday to discuss the possibility of relocating the entire bus terminal from Williams Park to another site. One of six sites the city is considering is the property that borders The Madison from 2nd. Street South to 3rd. Street South on 4th. Avenue (the block where the dentist office is located).

One of the reason for relocating the current bus terminal is for the city to seek a $14 million dollar grant for a parking garage. This parking garage would be constructed in conjunction with the new bus terminal.

McMullens' Farewell Party

JULIA CHILD DINNER PARTY

Last Saturday evening about 30 Peeps gathered in the Madison's Party Room for a unique dinner party celebrating Julia Child's Birthday. Each diner brought wine and a dish prepared from one of Julia's recipes, and all were delicious! With an assist in organizing by the HP Cindy McMullen, the hosts were our Social Directors, Janet and Warren Siri, who did their usual great job. As Al Crook's picture attests, the tables were tres elegante. A good time was had by all!

Our flood insurance for The Madison at St. Pete II was renewed recently. If you have received a letter from your lender requesting proof of flood insurance we have two simple ways to accomplish this. You may fax your letter to the association's insurance carrier, Wells Fargo Insurance Company at:
727-799-5117 or you may email your request to: clw_certrequest@wellsfargois.com

Please make sure on the top of your letter that you insert "The Madison at St. Pete II".

If you wish to receive a copy of the flood policy for your records; please indicate this on your request.

Courtyard Sale was a success

Our Courtyard sale held on Saturday was a huge success. We raised over $250.00 for the social committee from the sale of items donated by our residents and items from our lost and found department.
